			<content:encoded><![CDATA[<p>The sky is falling. The world is coming to an end. The real estate market is disintegrating into dust. What on earth are we going to do? Sound familiar? This is pretty much what I hear everyday. It&#8217;s a buyers market so i can&#8217;t sell my home, at least not for anywhere near that I want. Bologna. The problem is, most people go into this with the wrong mindset. They are already thinking that they have no chance so of course they don&#8217;t. Well, this article is going to change that mindset and help get your home sold for you&#8230;today.</p>
<p>Okay, let me ask you a question. Your realtor&#8230;you know, the one who is supposed to be your best friend during these difficult times. Is he REALLY doing all he can to get your home sold? If the listing is over 30 days old, most likely he&#8217;s not doing anything. The reason is simple. The market is tough and he has to spend his time on the newer listings since they&#8217;re the ones that he will have the best chance of moving. So, you&#8217;re going to have to take matters into your own hands if you want to get your house sold.</p>
<p>First thing you have to do is put up your own listing, a brand new one. And whatever you do, don&#8217;t let any negativity into your ad. None of the &#8220;Must sell&#8221; type of ads. These show desperation and put the buyer in the drivers seat. You want to deal from a position of strength.</p>
<p>Secondly, you want to show people around your home by yourself. Don&#8217;t let the realtor do it. You know your home better than anybody. Sell it. Show the prospect how beautiful and spacious it is. And when you&#8217;re giving the guided tour, again, no negative talk. Don&#8217;t tell them how difficult a time you&#8217;re having getting the house sold. They don&#8217;t have to know. Make it seem like you&#8217;re getting tons of offers. Remember, this is sales and you have to be a salesperson.</p>
<p>Just these two changes will make a big difference in getting your house sold&#8230;today.</p>

			<content:encoded><![CDATA[<p>Why can&#8217;t Johnny sell his home? For that matter, why are you having the damnedest time trying to sell YOUR home? Well, believe it or not, the answers are not quite what you would think they are. Oh sure, there is some obvious stuff going on, but sometimes it&#8217;s the stuff that isn&#8217;t so obvious that really trips us up. In this article, I&#8217;m going to explain to you some of the main reasons why you can&#8217;t sell your home.</p>
<p>Okay, yes, the economy stinks and this is a buyers market. We all know that. And yes, by the nature of the real estate market, this gives the buyer the upper hand and makes it harder for the seller to get the price that he wants for his home. But this is just part of the problem. The rest of the problem, as much as it pains me to say this, lies within YOUR control. If you&#8217;re wondering how that is, I&#8217;ll explain.</p>
<p>During a buyers market, the only real advantage the buyer has is psychological. Think about it. Your home really isn&#8217;t worth any less during this time. It&#8217;s just that because there is a buyers market, the buyer thinks he can get a good deal and the seller is already thinking negatively. So this is the first thing that we have to change if we&#8217;re going to at least be on equal footing with the buyer. How do we do this?</p>
<p>Well, for starters, when you place your ad in the paper, don&#8217;t come off as desperate. You should see some of the listings out there, &#8220;7 Room English Tudor MUST SELL NOW!&#8221; It&#8217;s like these people are just begging somebody to take the property off their hands. This is the first thing that you MUST change. No ads of desperation. You&#8217;re going to run them as if nothing is wrong. There is a way to do this.</p>
<p>Secondly, when you actually show your home to a prospect, you can&#8217;t go walking around with your head hanging down low. This is a signal to the prospect that you can&#8217;t sell the house and that he can steal it from you for a song. You have to walk around showing off your home proudly. You need to have a smile on your face. You need to make it seem like this house is going to be sold TODAY</p>
<p>Okay, there seems to be a lot of bluffing going on here, and in a sense, that&#8217;s what this is all about. But the reason you and Johnny and everybody else can&#8217;t sell their homes right now is because they&#8217;re all walking around with this doom and gloom outlook. Now, attitude will only get you so far. That&#8217;s why I&#8217;ve reviewed a book below that actually gives you a game plan to go with this attitude. When you read my review and other articles on the subject, you&#8217;ll realize why this works so well.</p>
<p>There is no reason to sell your home for less than what it is worth.</p>

<p><b>Hire an agent.</b> Agents are professionals and should know real estate better than you. If you don&#8217;t think you can handle the pressure of selling your house yourself, enlist an agent with your best interests at heart. Don&#8217;t be afraid to interview several before finding one you are comfortable with.</p>
<p><b>Look at your house from the buyers point of view.</b> Would you buy it? Sometimes there are things that we would overlook because we&#8217;re used to them, the spot on the carpet, the cracked paint, the scratches on the door frame &#8211; the buyer wont. Make sure your house is as spotless as it can be. Your house must outshine all the others in the neighborhood.</p>

<p><b>Get rid of the clutter.</b> You only get one chance to make a first impression. Make it a good lasting one. Make your house look like a model. Get the stuff off the counters, clean up the garage. Prospective buyers like to see clean open spaces so they can think about putting their stuff in the house.</p>
<p><b>Increase the curb appeal.</b> What does your house look like from the street? Most buyers will make drive bys before setting appointments to come inside. Don&#8217;t turn them away at the street. Make sure your lawn is well groomed. Plant some flowers or put flower baskets at the entry way to welcome the new owners.</p>
<p><b>Get out!</b> When the house is being shown, get out and take the pets with you. You want the prospective buyer to feel like they are walking into their new house, not yours. <p>The problems with Estate Agents <br />The Office of Fair trading conducted a study of estate agents in response to many complaints about them. They found serious concerns over the way estate agents serve the public. The consumer group Which? has also conducted research and found evidence of serious violations of the law and a massive 50% of consumers voicing dissatisfaction over the service received from their estate agent. They said:</p>
<p>&#8220;Consumers entering the home-buying or selling process are substantially disadvantaged by the way estate agents currently operate&#8221;</p>
<p>Now, of course there are some good estate agents out there but all too often you have to pay 1.5 &#8211; 2.5% +VAT (i.e. that is &pound;5,875 on the sale of a &pound;200,000 house) for terrible service.</p>
<p>So what it the alternative?? <br />Well if you want the top price for your property the only real alternative is to advertise yourself or get a better estate agent. However, if you need a quick sale then a specialist home buying company is a good option to use. They can purchase your property directly from you with out the need to go through an estate agent.</p>
<p>Just to be clear, you should really only use a specialist property buying company if your need for a quick sale is greater than your need to sell for the best price.</p>

You&#8217;ve inherited property that you want to cash-in quickly <br />8. You&#8217;re emigrating and your property is proving difficult to sell</p>
<p>Home Buying companies will normally give you a cash offer for your property within 2 days and exchange contracts within a few days and 3- 4 weeks. Completion can then be fixed to suit you but the norm is completion within 3-4 weeks.</p>
<p>How Much Will They Buy My Property For? <br />Home buying companies will normally pay between 75-85% of your properties open market value. Open market value is the price the property would fetch on the open market within 3 months. This is typically less than the price estate agents advertise properties at as they expect to receive offers between below their advertised price (apart from in Scotland). So, you will received a quick sale and a guaranteed sale if you sell via this method.</p>
<p>What other benefits can these companies provide?</p>
<p>A good company will offer to: <br />1. Pay your legal fees (up to GBP 500 which normally covers them all) <br />2. Pay any survey and valuation fees <br />3. Allow you to stay in the property after selling (i.e. you rent back from them) <br />4. Meet their promises on price and completion date <br />5. Adhere to some Code of Practice from a recognized body if you rent back such as NLA Rent Back.</p>
<p>Beware! <br />Avoid companies that do not offer the services listed above. Some companies charge for valuation fees regardless whether they plan to buy your property or not. Also beware of companies that try and get their foot in the door by giving you a high offer only to reduce it at the last minute.</p>
